How it works
Enter the amount actually borrowed, annual rate and tenure in whole months. The optional processing fee is an upfront cash payment. Enter your loan amount after subtracting any down payment from the property cost; the down payment is not borrowed principal.
EMI formula
EMI = P × r ÷ [1 − (1 + r)^(−n)], where r = annual rate / 1200 and n = months. At zero interest, EMI = P / n. Each payment pays interest on the outstanding principal and reduces that principal by the remainder. The underlying formula is shared with the Phase 1 EMI calculator.
Example
A ₹10,00,000 loan at 8.5% for 120 months has an EMI of about ₹12,398.57. A ₹5,000 processing fee increases total cash outflow by ₹5,000 but does not change this EMI because the fee is not financed.
Reading the schedules
The monthly table shows payment, principal, interest and closing balance. The yearly table groups each consecutive 12 loan months; the last group may be shorter. Rates are fixed and fees, tax on fees, insurance, prepayments and daily interest conventions are excluded unless explicitly entered.
Frequently asked questions
Does the processing fee change my EMI?
Not here. The optional fee is paid upfront. It changes total outflow, not borrowed principal.
Is the result a lender offer?
No. Ask your lender for its actual rate, fees and repayment schedule.
